FAQ for Owners

What do you charge and what services do you provide? 
Usually the first question asked. We charge a percentage fee based on the gross rent of the unit. The fee is generally 8% of gross rent.  Circumstances can vary and we are open to discussion for owners with multiple or high gross rent units.

The management fee agreed on includes the following services:

  • Advertising of the Property
  • Showing the Property
  • Application Processing and Screening
  • Rental Agreement Execution
  • Collecting Rent
  • Online Tenant Payments
  • Monthly Property Drive-bys
  • Home Inspections
  • Maintenance Requests
  • Handling Contract Violations
  • Creating and Serving Notices
  • Managing Move-outs
  • Final Accounting and Return of the Deposit, if applicable

When will I receive my rent?
Owner payments on around the 25th of the month, we generally wait until all of the vendors and/or subcontractors have been paid.

Can I perform or arrange my own repairs?
The house is yours, and we work for you so you may do as you prefer.  We have the ability and experience to perform repairs quickly, at reasonable cost, and with as little tenant inconvenience as possible.     

What kind of properties do you manage?
We manage residential properties, including single family, and multi-family.

What will you do to rent my house?
We will list your property on  Zillow, Trulia, Hotpads, and Craigslist. We also schedule regular showings and show the properties personally.
